Terms of use


Arrival and departure times

Your accommodation will be available for you after 3pm on your arrival day and we would ask you to leave by 10am on your departure day.  The key will be in a lock box and we will send you the code approximately one week before your arrival.

Cleaning

The property will be cleaned prior to your arrival.  We do ask however that you leave the property in good order including plates / cutlery put away, fridge empty and clean, work tops wiped clean and rubbish / recycling put out. 

What’s included

Towels and bed linen are supplied.  The TV is a smart TV so has access to Netflix, Amazon Prime etc.  Household basics are supplied such as loo roll, kitchen roll, salt, pepper, bin liners, hand wash, washing up liquid, sponges etc.  Dog bowls, poo bags etc are also at the property.

Dogs

We don’t make a charge for dogs but we would ask the following requests be observed:

·       If your pet is to be allowed on the furniture we would ask that you cover it with one of the throws provided.

·       Please clean up after your pet, including any excess hair.  A vacuum is provided.

·       Please don’t leave your pet unattended if you think he may get stressed and bark as we do have to consider our neighbours.  If your pooch is fine on his own then please feel free to leave him behind while you explore the area.

·       Food and water bowls are provided for your pets use.

Liability

The tenants agree that neither the owners not any person in their employ will be liable to any member of their party for any loss, damage, sickness or injury, including baggage, car and contents, howsoever caused, which may be sustained by the tenants or any member of their party, or any person whom the tenants may have invited into the accommodation and grounds of the property during the holiday period.

Breakages, loss and damage

Please notify us of any breakages or damage during your stay.  We reserve the right to charge for these but rarely do so.

Smoking

Inside the property is strictly no smoking.  You are welcome to smoke outside but please dispose of any butts thoughtfully.

Access

The owner shall be allowed access to the property at any reasonable time for essential maintenance.  Wherever possible this will be prior arrangement with guests.

Complaints

If you have any issues with any aspect of your stay they can usually be rectified swiftly.  However, we would ask that you notify us of any issues during your stay.  We cannot consider any requests for refunds / reductions if an issue has not been reported to us (details in welcome folder) or we failed to act in a reasonable fashion. 

Occupancy

We do ask that the number of occupants is restricted to the number stated on the booking.

Deposit

A deposit of £50 is required to secure the booking.  If for any reason you need to cancel the reservation the £50 will be refunded in full up to one month before arrival date.  Two weeks prior to arrival we will email a reminder that the balance is due.  If cancellation is made after this date we will refund 50% of the sum received.

We are very fond of our neighbours so would be grateful if you could bear this in mind regarding parking (two spaces provided and marked).
